Loan Criteria:
Interest rates: 12-15%, Interest Only. Fixed or Adjustable (Prime +).
Loan to Value: Up to 65% LTV.
Fees: 1-3% + $250.00 Site inspection/ evaluation. Borrower to pay all title fees. Other fees negotiable.
Loan Position: 1st and 2nd(limited basis).
Servicing: All loans shall be serviced through a title company (paid by borrower)
Term: Flexible loan term, up to several years or more. Payments typically collected monthly.
Prepayment: Yes, typically 3-6 months, depending on certain factors (loan size, etc).
Property Types: Houses, apartment buildings, commercial, condos, mobile houses w/ lots or land, residential lots, acreage.
Loan Size: $20,000 to $250,000 Depending on availability of funds.
Brokers: Loan brokers/lenders always welcome and protected.
Existing notes: We buy notes (seller carrybacks--1st, 2nd or 3rds), current or delinquent. Call for an offer.
